Ground Floor layout:

Included some storage space but not useful; layout not appealing and space not well distributed

First Floor layout:

Again, included separate storage areas but not useful, bringing a very unusual layout and bad utilization of the space.

Overall Conclusion:

The layout was confusing and didn’t get the most of the space as various small storage rooms. The lounge had uneccesary space, the kitchen was derelict, with an old boiler installed and gave a dark and gloomy feel. The toilet was separate to the bathroom, and the seperate storage room upstairs was not needed.

We decided to design an open plan space, adding a 3rd bedroom to increase the property value.

Utilizing the space in a smarter way and bringing the property to a modern inviting appeal, the remodel design focuses on an open modern space,  allowing us to use the property as Serviced Accommodation (SA).

The refurbishment overall included the re-model, new boiler and gas system supply, re-wiring throughout, fixing roof, pipes, new kitchen, new bathroom, new flooring throughout.

We bought the house for £152k and spent further £10k on finance & legals + £30k on renovation and £3k on finishing. Total cost was £196k (including appliances and furniture). This property was valued by the bank in £270k. If you consider the bank remorgtage 75% of the valued amount, the bank remortgage £202k which means all costs were paid and actually included a cash out of £6k – so no money was ”left” in the deal.

These are the monthly accounts ongoing – we still have to pay mortgage and bills to run the house but as shown here, it is profitable and it will be an asset always worth appreciating!
